How close it is
The school writes its own address as American School of Milan, Via K. Marx 14, 20073 Noverasco di Opera, Milan; the switchboard is +39 (02) 53 0000 1. Casa Mariuccia is at Via Sporting Mirasole 15 and 19, in the same hamlet. On OpenStreetMap data the two addresses are about 380 metres apart in a straight line and roughly 400 to 480 metres by road, which is about six minutes at an ordinary walking pace. Two details from ASM's own directions page put our street on the route rather than merely near it: drivers coming from Milan are told to turn at the "Sporting Mirasole" sign, and visitors arriving by bus are told to cross the footbridge, turn right and carry straight on until the road curves into Via Karl Marx, where the school stands at number 14, just before the golf club. Those distances come from map data, not from a measured walk. Ask us and we will send photographs of the route before you book.
The gap nobody plans for
Renting long-term in Milan as a newly arrived foreign family takes longer than most people expect. You will normally need an Italian tax code (codice fiscale), proof of income and, in many cases, an Italian guarantor or a bank guarantee. Deposits run to two or three months' rent, and the agency fee is typically one month plus VAT. Even after signing, the usual gap before you get the keys is two to four weeks: the outgoing tenant has to move out, the flat has to be cleaned, small repairs get done, the contract has to be registered. Add the weeks spent viewing properties and a shipment that arrives when it arrives, and a bridge stay of a month or more is normal rather than unlucky. ASM does not run a housing office. Its "Preparing your move to Milan" page points families towards Milan city centre, Milano 3 / Basiglio and San Donato Milanese, and lists one estate agent, Immobiliare Top Class. Noverasco is not on that list, so most arriving families never consider it.
Arriving at an inconvenient hour
Long-haul flights rarely land at a convenient time, so read the entry instructions before you travel. At No. 15 you use a personal Nuki code valid for the stay. The Bilocale and Trilocale at No. 19 use physical keys kept in a lockbox near the door. The exact location, instructions and codes are sent privately before arrival and are not published on the website. Contact us ahead of time if anything is unclear.
What you get
There are four options across two entrances on the same street. At number 19: a one-bedroom flat and a two-bedroom flat. At number 15: a Deluxe apartment, which can be booked as a whole, and two bedrooms with private bathrooms, which can be booked individually — useful when grandparents come to help with the move, or when one parent arrives ahead of the family. All of them have free WiFi and air conditioning. Covered parking is available on request for €5 per day. The apartments have an equipped kitchen and a washing machine. Over four or six weeks, the kitchen and the washing machine are what separate a bridge stay from a hotel bill: breakfast before school, dinner after a day of viewings and a load of laundry on a Sunday are not things you want to outsource for a month and a half.
Rates for stays measured in weeks
Indicative nightly rates are: one-bedroom flat €90–100 per night, two-bedroom flat €120–130 per night, Deluxe apartment booked whole €130 per night, Mini Suite Sole or Mini Suite Luna €70 per night each. Every mini suite has a private vestibule with one door to its exclusive bathroom and one to the double bedroom, which has a TV, walk-in wardrobe, air conditioning, premium finishes and a park-view balcony. Civico 15 uses length-of-stay rates, and the quote shows the exact total, average nightly rate and next threshold. Mini Suite requests open ten days before arrival unless the property opens them earlier. Stays of 31 nights or more need a personalised quote.
Dates worth planning around
ASM's published calendar for 2026–2027 sets New Family Orientation Day on 31 August 2026 and the first day of school on 1 September 2026, which makes July and August the busiest window for arrivals. The rest of the year has its own fixed points: Field Trip Week for elementary and high school 5–9 October, ASM Holiday 12 October, Fall Parent/Teacher Conferences 12–13 November, Thanksgiving 26–27 November, holidays on 7 and 8 December, winter break from 21 December to 6 January, end of the first semester on 21 January, White Week 22–26 February, Spring Break 29 March–2 April, IB exams 26 April–18 May, Graduation on 23 May and the last day of school on 17 June 2027, for a total of 175 teaching days. Admissions are rolling: the school states that a decision normally follows within three weeks of a completed application, with a 300 EUR non-refundable application fee and five working days to confirm a place. Students in grades 6 to 12 can join mid-semester, so families do not only arrive in August.
Getting around, with and without a car
By car we are a couple of minutes from exit 8 of the Tangenziale Ovest A50, and roughly fifteen minutes from central Milan outside rush hour — that second figure is our own estimate rather than a measured one. Distances we have checked against road data: the Istituto Europeo di Oncologia on Via Ripamonti about 2.5 km, and Humanitas University in Pieve Emanuele about 8.9 km, roughly thirteen minutes by car. Without a car, the nearest bus stop, "Noverasco (Opera)" on Via Enrico Fermi, is about 130 metres from the door. The route the school publishes for reaching the campus from the city is the yellow metro line to Crocetta, tram 24 to the Vigentina terminus, then bus 222 towards Pieve Emanuele or Opera, alighting at Noverasco di Opera; the same journey works in reverse for getting into Milan. Check the current ATM timetable before relying on a particular departure.
What Noverasco is like
Noverasco is the only frazione of the comune of Opera, with around 1,680 residents at the 2011 census. Alongside the American School of Milan it has an Italian upper secondary school (IIS Italo Calvino), the Cervi primary school, the Azzurra municipal swimming pool and the Le Rovedine golf club, which sits next to the school. It is not Milan, and it is better to know that before booking than after: this is a small place on the southern edge of the metropolitan area, and the city is a drive or a bus ride away. What it does offer is the thing that is hardest to arrange during a relocation — your children can walk to school and back while you spend the day viewing flats and working through the paperwork.
