A six-minute walk from the American School of Milan
The American School of Milan is at Via K. Marx 14, in Noverasco, the same hamlet of Opera. From our door that is about 380 metres in a straight line and 400 to 480 metres on foot, which comes to roughly a six-minute walk. Children can walk to school and back, and nobody needs a car for the morning.
The gap these flats usually fill is the one between arriving and moving in. The job in Milan starts on one date, term starts on another, and the permanent flat is either not found yet or not ready to move into. What that gap calls for is somewhere to live rather than a hotel room: a proper kitchen, a washing machine, a table to work at, and space for children who have just moved to another country. The two flats at number 19 and the flat at number 15 are set up for exactly that.
One caveat on the figures above, and on every distance and driving time on this page. They are calculated from OpenStreetMap routing data rather than measured with a stopwatch, so read them as close estimates and not as guarantees.
The IEO, Humanitas, and how to reach them
The European Institute of Oncology (IEO) is at Via Ripamonti 435, about 2.5 km away, four to five minutes by car. Without a car, the ATM bus terminus "Noverasco (Opera)" is roughly 180 metres from the house. Line 99 reaches the stop "Via Ripamonti (Ist. Europeo Oncologia)" in seven minutes, no changes, fifth stop along. Towards Milan the first bus leaves at 06:35 and the last at 22:05, every 15 to 16 minutes at peak times and every 30 minutes otherwise. Coming back from the IEO stop, line 99 runs until about 21:54, after which line 222 covers the late hours, with the last departure towards Opera at around 01:00, every day of the week.
The route between Noverasco and the IEO crosses neither Area B nor Area C of Milan, so a hire car or a car registered outside the city is not a problem on that particular journey.
One detail catches people out: the free IEO shuttle from metro station MM2 Abbiategrasso runs Monday to Friday only, not at weekends.
Humanitas Research Hospital is at Via Manzoni 56 in Rozzano, about 8 km away and 13 minutes by car. There is no direct bus. The route is line 222 to the centre of Opera, then a change to line 220.
Two things we would rather state plainly than leave implied. First, Casa Mariuccia has no affiliation and no agreement of any kind with the IEO or with Humanitas. We name them because they are the landmarks our guests are travelling to, and for no other reason. Second, the bus times above come from ATM's summer 2026 timetable, which changes several times a year, so check atm.it before you build a specific departure into your plans.
The five bookable options, and what they cost
Rates below are per night. The booking engine always shows the live price for your dates.
- Bilocale Civico 19 — a one-bedroom flat for two people, at number 19. €90–100 per night. Fitted kitchen and washing machine. CIN IT015159C2HTEEPADX.

- Appartamento Deluxe Civico 15 — the whole flat at number 15, two double bedrooms, sleeps four. €130 per night. Booked whole, it is yours alone. CIN IT015159C2IGEE8FW8.
- Mini Suite Sole — a private zone inside the Deluxe for two people, €70 per night. Its private vestibule has one door to the exclusive bathroom and one to the bedroom, which has a TV, walk-in wardrobe, air conditioning and a park-view balcony. Same CIN as the Deluxe.
- Mini Suite Luna — the second private zone in the Deluxe, with the same layout, facilities and €70 per night rate. Same CIN as the Deluxe.
The two flats at number 19 are separate dwellings with their own front doors. The two mini suites sit inside the Appartamento Deluxe and can be booked separately.
Booking one room is not the same as booking the flat
Mini Suite Sole and Mini Suite Luna are two private zones inside the Appartamento Deluxe at Civico 15 and can be booked separately. Each begins with a private vestibule with two doors: one to the exclusive bathroom and one to the double bedroom. The vestibule, bathroom and bedroom are not shared.
If you book one mini suite, the other stays available to other guests, and only the flat's common areas may be shared. Only booking the Appartamento Deluxe as a whole gives you exclusive use of every area. If you need all four beds, compare the whole Deluxe at €130 per night with two mini suites booked separately at €70 per night each.
The Bilocale and the Trilocale at Civico 19 work differently. Both are fully independent, and nothing in either of them is shared with anyone.
What comes with the unit, and how you get in
The flats have a fitted kitchen and a washing machine, which is what makes a stay of several weeks workable rather than merely survivable. Free WiFi and air conditioning are available across all units, rooms included. Covered parking is available on request for €5 per day.
There is no reception, but access differs by building. No. 15 uses a personal Nuki code valid for the stay. The Bilocale and Trilocale at No. 19 use physical keys kept in a lockbox near the door. Exact instructions and codes are sent privately before arrival; read them before travelling and contact us ahead of time if anything is unclear.
An airport transfer can be arranged on request from Malpensa, Linate or Orio al Serio. Ask when you book so availability can be confirmed.
Stays of a week or more
Civico 15 uses length-of-stay rates from 2 to 30 nights. The live quote shows the exact total, average nightly rate and next threshold; Bilocale and Trilocale keep their existing rate structure.
One legal point matters once a stay starts running long. In Italy a short-term tourist let is capped at 30 consecutive days. Stays of 31 nights or more need a personalised arrangement under a different contract, so tell us the full length at the outset.
Where Noverasco is
Noverasco is a hamlet of Opera, immediately south of Milan. The full address is Via Sporting Mirasole 15 and 19, 20073 Noverasco di Opera, Province of Milan, and the coordinates are 45.39581, 9.21357 if you would rather drop a pin than type a street name.
Driving times from the door: exit 8 of the Tangenziale Ovest A50 is about two minutes away, and that is what puts everything else within reach. Scalo Milano Outlet is roughly five minutes, the Forum di Assago (the Unipol Forum) about ten, the Tolcinasco golf club about ten, and the centre of Milan about fifteen. Le Rovedine golf course is close enough to walk to.
For anyone working at Assago or Milanofiori, or attending an event at the Forum, this is a quieter base than the city. Covered parking is available on request for €5 per day.
